Move-In Instructions 

Switching over your Utilities: To avoid shut-off of utilities, you must have service transferred into your own name within 5 days of move-in.  Here are the necessary phone numbers:

Your Responsibilities as a Resident

Insurance: Your are responsible to obtain your own renters insurance policy to protect your possessions.  We have provided some helpful links below:

Trash/Debris:  You are responsible to deposit all garbage and waste in proper receptacles, keeping the garbage area neat and clean.  Trash should be placed out front on your weekly scheduled day for collection.  

Pest Control: It is your responsibility to use routine prevention for pests.  You must set mousetraps, and bait and/or spray for insect pests.  It is also very important not to invite these pests.  Keep kitchen floors and counters free of food and crumbs, and store foods in sealed containers.  Storing grains and nuts in the refrigerator will help discourage mice and insects.  Please notify us of any persistent pest problems. 

Report Deficiencies:  Plumbing leaks or other deficiencies or damages should be reported promptly so that they can be corrected.  Damages caused by tenant or tenants guests will be repaired at tenants expense.

Report Graffiti:  Please contact us to report graffiti at any of our properties so that it may be removed. 

Be on Time:  Paying rents on time is crucial.  It enables us to manage your property maintenance, taxes, insurance, and mortgage.  It is an essential cost of living and should be prioritized over cable television, cell phones, or other luxuries.

Move-Out instructions

Giving Notice:  After the term of your lease has expired, you will need to give 30 days notice when you intend to move.

Your rental should be turned over in the same condition it was received.  All of your belongings must be removed, as well as any trash or debris inside as well as outside the home.  The unit should be cleaned and vacuumed or swept.  The refrigerator should be completely emptied, and any food spills wiped clean.  The stove, oven and countertops should be cleaned of any food or grease.  Holes in walls must be filled. 

 Return of Sec. Deposit:  Within 20 days of move-out, you will be provided with a written statement of any cleaning charges, fees, past due rents, or repairs which will be charged against your security deposit.  The balance of the deposit will be returned to you within 30 days of move-out.
